The commitments below govern how Royale operates. They are enforced internally, visible to every client, and apply equally to the firm, the managers, and the accountants.
What every board, owner, and resident can hold us to.
We will always tell the truth, even when the answer is uncomfortable.
Every report, every recommendation, every cost estimate is given honestly. We do not soften bad news to keep an account, and we do not exaggerate good news to win one.
Revenue comes from management fees. Nothing else.
Royale earns the management fee and any service charges expressly listed in the agreement. There are no kickbacks, no referral fees, no revenue-sharing arrangements with vendors or contractors.
Vendors are chosen by the board, with every quote on the table.
Royale runs no preferred contractor list based on hidden revenue. Boards see the bids, the references, and the basis for every recommendation, and the decision is theirs.
Association money stays in association accounts.
Funds are held in accounts owned by the association, reconciled monthly, and never commingled with firm operating funds. Balances and movements are visible to the board through the secure web portal.
Every commitment is enforceable. Every agreement is cancelable.
Royale agreements are cancelable on thirty days' notice. Boards never lose leverage. If the firm fails the standard, the board has the contract right to end the relationship without penalty.
A code of conduct that lives only on a wall is decoration. Royale's commitments are enforced through documented procedures, in-house licensing, board-visible audit trails, and the right of any community to end the relationship on thirty days' notice.
If we cannot defend a decision to the board on the record, we do not make it. The full operating standard is published on the About page and applied to every management agreement.
If a community can no longer trust the firm, the contract ends. That is the standard. That is the work.
